Rehabilitation of an 8-story, 100-unit senior living building in the Fruitvale neighborhood in Oakland. The building is a Type I concrete structure. The interior scope of work includes asbestos abatement, all new finishes and MEP fixtures throughout, upgrades to the unit exhaust systems, converting 14 units to current accessibility codes, new finishes throughout all common areas, and upgrades to the building heating and cooling systems. The exterior and site improvements include modifying all balcony railings, complete paint and waterproofing systems at the building envelope, new entry systems, landscaping, and site accessibility upgrades.
