University Avenue Cooperative Homes

DESCRIPTION

The University Avenue Cooperative Homes project consists of 47 units located in fifteen separate buildings on the southwest corner of University and Sacramento in Berkeley, California. In addition to the fifteen separate buildings, there are four unique building types which include a 1930s Art Deco nine-unit building, nine townhouse buildings built in 1982, one three-story apartment building with an elevator, and five single-family houses. Work included complete interior remodels — kitchens, bathrooms, flooring, and painting — plus installation of new double paned windows, exterior painting, landscaping, elevator upgrades, ADA site work, and work at a community room. The Art Deco building required complete removal of all stucco, seismic upgrades, new radiant heat system, new electrical service, and complete rehab of all the interiors. Due to the project being occupied, there were five separate phases of the project for relocation purposes.

Additional work includes a new walkable waterproofing system at both podium structures. The system incorporated new drains, core drilling through the structural slab, downspouts redirected and tied into existing drainage system under the slab, and reworking of concrete to correct inadequate sloping.
